Area: Parcels 160-256 – approximately 35.48 acres Parcel 257 – approximately 181.87 acres.

These parcels are located on the south coast of Anguilla, east of Forest Bay and Tanglewood, south of Farrington, west of Long Pond, and near Auntie Dol Bay. The properties enjoy expansive views of St. Martin, the Caribbean Sea, and surrounding island landscapes.

Parcels 160–256 form a contiguous tract of undeveloped land with varying sizes, shapes, slopes, and orientations.

The land rises from near sea level to approximately 70 feet above sea level before descending again. Utilities are located approximately 500 feet from the nearest parcel.

Parcel 257 is a larger tract forming part of the subdivision and provides registered rights of way serving Parcels 160–256. Utilities are available along the western boundary (underground) and at the northern and eastern boundaries (overhead).

Towards the southwest section of the property there is a structure which is currently being used as a restaurant. The building has a footprint of about 6,000 sq, ft. and is constructed mostly of
masonry blocks and reinforced concrete. The amount of land occupied is approximately 3.00 acres.

Important Notes:

  • The Auctioneer has been advised that applications for planning permission for residential development were previously submitted in respect of the parcels; however, no evidence of a grant of planning permission has been produced, and there is no clear indication of a direct linkage of rights-of-way to a public road.
  • Certain parcels are located within the flight path of Clayton J. Lloyd International Airport. Further, the Government of Anguilla has recently acquired 43.5 acres of Registration Section South East Block 79013B Parcel 257 by way of compulsory acquisition for the expansion of the Clayton J. Lloyd International Airport. The plan delineating these lands may be inspected at the Department of Lands and Surveys and/or the Physical Planning Department.
  • An application for title by Prescription has been made by persons in respect of approximately 1.44 acres of Registration Section South East Block 79013B Parcel 257. That application has not yet been adjudicated. A copy of the application is available at the Department of Lands and Survey in Anguilla. If the applicants are successful, title to that approximate 1.44 acres will be granted to the applicants.
